INVENTORY AND CHECK IN REPORTS

Our inventory and check in service includes a full Inventory & Schedule of Condition and a meet and greet with the new tenants at the property on their moving in day to complete the check-in process.

An Inventory is an accurate and detailed description of the decor, contents, fixtures and fittings. Our inventories include high quality date and time stamped photographs, and a schedule of condition to cover cleanliness, any major issues that require attention, smoke and CO2 alarms testing, meter readings and keys recorded.

CHECK-OUT REPORTS

Once the tenant has vacated we will meet with them at the property (or carry out in their absence) and compare the condition and cleanliness of the property against the original inventory.  Any differences from the inventory including cleaning will be recorded and photographed. Meter readings and keys handed back by the outgoing tenant will be checked, photographed and recorded.

INTERIM REPORTS

At regular intervals during the term of the tenancy, we will visit the property and produce a detailed report outlining how the property is being looked after and highlighting any maintenance issues.  Some of the areas observed will include; over occupation, evidence of smoking or unauthorised pets and any ventilation/condensation issues. Typically carried out every 3 - 6 months, if nothing else but to ensure peace of mind that their property is being well looked after.

SNAGGING REPORTS FOR NEW BUILD PROPERTIES

SERVICES

We offer snagging inspection reports for new build properties which documents and photographs the final finish quality. The snagging report carried out by one of the property inventory clerks will highlight in fine detail any issues that require attention or repair and is an ideal document to hand to the developer/builder to provide them with the list of snags that need resolving before someone moves in.

FLOOR PLANS

Floor Plans are now considered an essential document for estate agent’s brochures, particulars and websites. They provide the client and staff & contractors with a visual layout of the property without having to make a visit.

EPC

EICR

An Electrical Installation Condition Reports (EICR)  is an official document that is produced following an assessment of electrical installation.

The inspection is to assess and identify any condition, deterioration or defect which has the potential to result in danger. 

Legislation has recently changed and now states that from July 1st 2020, privately rented properties will need a valid EICR Certificate - Electrical Certificate for all new tenancies and renewals. 

Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented. 

An EPC will provide an energy rating from A to G and it indicates the energy efficiency of the building fabric and the heating, lighting systems to name a few of the elements that contribute to the calculation & performance rating. 

High-quality date and time-stamped photographs embedded into the report.

Reports are emailed to customers within 24/48 hours with hard copies available upon request.

As a member of the Association Of Independent Inventory Clerks, we adhere to their guidelines at all times, assuring you a thorough and completely impartial service.

Ability to "invite" your tenants into the online report to sign the inventory and add comments if necessary, reducing the need to print and streamlining communications between parties.
